Located in the middle of green Umbria - Perugia (8 kms) and Assisi (10 Kms) reachable in about 15 minutes by car -, in a fresh restored country house, we proudly offer three double rooms with bath and the possibility of an addictional third bed.
Our B&B is only two kilometers of a comfortable and tarred street far away from the exit "Bosco", on the speedway E/45 Orte-Cesena. It is an easy point of departure for daily journeys to the near centers of historical-cultural and gastronomic interest, as well as to discover beautiful middle-age suburbs and artistic and religious umbrian sites.
We also offer a wide park for a pleasant relax in the nature of umbrian country. There are also parking lots inside the enclosure.

Price for double room. Payment not only cash, but also with bancomat and credit cards.

HOW TO REACH US.. FROM ROME
Running northwards along the Autostrada A1, take the exit “Orte” and get into the E45 (Orte-Cesena). After all Perugia exits, go straight away; after approximately 5 kms. take the exit “Bosco” and turn on the left, getting into the SS. 3 bis - Tiberina Nord; keep following the indications towards “Loc. Ramazzano”. After approximately 1 km turn on the left and follow the indications towards “Relais San Clemente”, until you find the road sign “B&B Passo dell’Acqua”.

HOW TO REACH US.. FROM FLORENCE
Running southwards along the Autostrada A1, take the exit “Val di Chiana ”and get into the access road Bettolle-Perugia. After all Perugia exits, go straight away; after approximately 5 kms. take the exit “Bosco” and turn on the left, getting into the SS. 3 bis - Tiberina Nord; keep following the indications towards “Loc. Ramazzano”. After approximately 1 km turn on the left and follow the indications towards “Relais San Clemente”, until you find the road sign “B&B Passo dell’Acqua”.

HOW TO REACH US.. FROM CESENA
Running southwards along the Superstrada E45, after “Umbertide” and other minor exits, take the exit “Bosco” and turn on the left, getting into the SS. 3 bis - Tiberina Nord; keep following the indications towards “Loc. Ramazzano”. After approximately 1 km turn on the left and follow the indications towards “Relais San Clemente”, until you find the road sign “B&B Passo dell’Acqua”.

HOW TO REACH US.. FROM ANCONA
After the exits Jesi and Fabriano, reach “Osteria del Gatto”, continue in direction Perugia until you arrive in “Bosco”. At the crossroads turn on the right (SS. 3 bis - Tiberina Nord) towards Ramazzano. After approximately 1 km turn on the left and follow the indications towards “Relais San Clemente”, until you find the road sign “B&B Passo dell’Acqua”.

HOW TO REACH US.. BY PLANE
From the Regional Airport “S. Egidio” (approximately 8 Km far away from us) you can take a taxi or rent a car. Take the Superstrada E45 in direction “Cesena”, take the exit “Bosco” and turn on the left, getting into the SS. 3 bis - Tiberina Nord; keep following the indications towards “Loc. Ramazzano”. After approximately 1 km turn on the left and follow the indications towards “Relais San Clemente”, until you find the road sign “B&B Passo dell’Acqua”.

HOW TO REACH US.. BY TRAIN
Reach the station 'Perugia Ponte S. Giovanni' on the line Terontola-Foligno. At the station you can chose between 2 possibilities: you can take a local train on the railway F.C.U. (Terni-Sansepolcro) in direction Sansepolcro, getting off in Ramazzano. This local station is only 500 ms. far away from our bed and breakfast. It will be our pleasure to pick you up at the station. Or you can also take a taxi: our B&B is only 6 kms. from the P.S.Giovanni railway station.
